The clearing of trees and grading of the land at the 46-acre site has begun. There are already reservations for 64 percent of the 209 independent living units planned for the Trillium Woods community. LCS first proposed the project in 2007 but ran into delays when the recession hit. The city of Plymouth approved the project in October 2008. The one thing still missing is the financing LCS needs to build. However, officials feel is important to get work started to show Plymouth that LCS wants "to be part of the community and offer a senior life care option." The development will be four stories and more than 500,000 square feet. Besides the 209 senior apartments, it will include a 44-bed assisted living and memory care facility and a clinic. Amenities will include a club house with restaurant-style dining, library, café, auditorium, fitness center, indoor pool and whirlpool. Private walking trails on the site will connect to the regional trail system. LCS-Westminster Partnership V is the
legal entity formed to own the development. It spent $11.5 million in
2008 to buy the land for the site. Minneapolis-based Kraus-Anderson
Construction Co. is the general contractor, and Bremerton, Wash.-based
Rice Fergus Miller is the architect. LCS manages more than 100 senior

877-993-7600 or 763-553-7600, or visit: http://www.trilliumwoodslcs.com The New Admiral at the Lake -- Chicago, Il Construction of the New Admiral at the Lake, a new continuing care community located on Chicago's North Side at Foster Avenue and Marine Drive, is due to get underway shortly. The bonds to finance construction are expected to be issued soon, which means building could start at the end of this month, according to Glenn Brichacek, president and chief executive at the Admiral. The community should open in the late summer of 2012. The project was delayed for about two years because of the economic downturn. Sales were even discontinued for a while until the economic outlook improved. Also, the Kendal Corporation, a well-known owner and operator of continuing care communities, was brought in to help finance some of the pre-construction expenses. About 78 percent of the 200 independent living apartments are now reserved. Entrance fees that offer up to a 95 percent refund start at about $374,000. Monthly fees are about $2,900. The Admiral will have multiple dining venues, a fitness center with pool and spa, a wellness center, and a media center as well as other amenities. Like other continuing care communities
awaiting final approval of financing, the Admiral has already started

Trilogy by Shea Homes -- Groveland, FL High on a hill in South Lake County, in Central Florida, is Trilogy by Shea Homes, formerly Cascades of Groveland. California-based Shea Homes recently purchased the remaining 751 out of 999 lots and commercial land at the Cascades of Groveland. The community combines small-town charm with sophisticated amenities designed for active adults and is just a 30-minute drive from Disney World and the attractions of Orlando. Shea Homes opened new model homes and a Trilogy sales center in August. Homes will be single story, ranging from 1,256 to 2,930 square feet and priced from the mid-$100,000s to the mid $300,000s. Plans are underway to complete a 38,000-square-foot members-only clubhouse. It will include 4,000 square feet of covered veranda, a great room with a stage and dance floor, card rooms, billiard room, arts and crafts studio, media room, and a fitness center. Also in the community will be a heated indoor/outdoor pool and spa, shuffle board and Bocce courts, a softball field, and a nine-hole pitch and putt golf course. The building will have 219 apartments and will be the first local project of its type to be sponsored by Jewish organizations. The $200 million Karmel community is a project of CJE SeniorLife and the Jewish Federation of Metropolitan Chicago/Jewish United Fund. The 22-acre site at 1551 Lake Cook Road includes an existing assisted living project and dementia care facility. Both opened about 11 years ago and are owned and operated by CJE. At Karmel, entrance fees range from about $250,000 to $950,000. One benefit from the economic downturn is that construction costs are lower than they were several years ago. As a result, entrance fees at Karmel are being reduced though no details are available yet. Existing contracts will be amended to reflect those changes. The entrance fee is 90 percent refundable. Monthly fees are about $1,200 to $6,000. Fees include 30 meals a month, housekeeping, access to the wellness center and programs, valet underground parking and transportation. A staged deposit program also allows
those reserving an apartment to pay the 10 percent entrance fee
deposit in installments over the course of about six months. Karmel
should begin construction in early 2011 and is expected to open in
late 2012. Home choices include single family, townhomes and twin carriage homes with an unlimited number of floor plan designs. Within the community residents can enjoy nature trails and a community clubhouse with a fitness room, a meeting and card room, a kitchenette, and a gathering room with a coffered ceiling and a fireplace. Formal and informal gatherings can be organized in the clubhouse along with community-sponsored events. The homes at the Enclave at Ellicott Center are base-priced from the low to upper $400,000s and have three or four bedrooms with two or three full baths and a powder room. Each home has approximately 2,170 to 2,650 finished square feet. Buyers can add a brick front, an elevator and a finished lower level to each home. Standard features include maintenance-free beaded vinyl siding, an exterior coach light, a two-car garage and a level entry stoop. The initial work is on a four-story building that will contain 16 separate condominium units, plus storage space and underground parking facilities. Patapsco Overlook will offer two different condominium models -- each offering approximately 1,500 square feet of living space -- among five buildings that will encircle a 1,500 square foot community clubhouse that will function as a recreational and social amenity. Pricing for the residential units are approximately $300,000. The inaugural building is expected to be delivered by the end of summer. Each of the five residential buildings
feature an exterior skin comprised of manufactured stone and fiber
cement siding, with a design that replicates a large manor home. The
architecture was selected to merge seamlessly with the traditional
values and historic setting found in downtown Catonsville. Consumers

The new $50 million community will be built on 26 acres and have 147 one - and two-bedroom apartment homes with balconies. They will have views of the Tanna Farms Golf Course and access to 17 miles of walking trails. Completion is due in the fall of 2011. The community will offer two restaurant-style dining venues and private dining areas, a library, a club room with access to an outdoor terrace, a creative arts studio, a beauty salon/barbershop, weekly housekeeping and flat linen service, a library, a media room with computer work stations, and a fitness center. A discount will be available to residents who choose to use the neighboring golf course. GreenFields of Geneva will operate on an entrance fee model, in which residents pay a one-time entrance fee, which can be up to 95 percent refundable. Sherburne Commons -- Nantucket, MA Sherburne Commons was built in 2007 as a nonprofit retirement community at a cost of $33 million. In October 2008 it filed for bankruptcy. Earlier this year it was purchased by Cornerstone Real Estate Funds and a strategic partner and sub-advisor, Servant Healthcare Investments, at a total cost $9.5 million. The property is designed as a high-end independent living and assisted living community consisting of 40 apartment homes in the primary building and 20 cottages on a 20 acre parcel of land. The apartment homes and cottages range from 355 square feet up to 2,405 square feet. Some of the cottages may also include a den and a garage. This rental community provides full amenities and offers healthcare services in a club-like setting, including restaurant style dining, transportation, housekeeping, activities, 24 hour emergency service, a barber/beauty salon and more. Recently Servant Healthcare officials began the preliminary stages of examining the financial viability and physical realities of incorporating Our Island Home (a 45-bed skilled nursing facility) and the Adult Community Day Center (ACDC) within the Sherburne Commons campus. ACDC, which is run under the auspices of Our Island Home, has about a dozen elder clients who attend the social program three days a week from 8 a.m. to 2 p.m. A decision by local officials is not expected for six months. The new neighborhood will feature up to 44 Adirondack-style apartment homes designed with a nod to the lavish "Great Camps" of the Northeast. It is open to seniors age 55 or better. The Lodge features one-bedroom, one-bedroom/den, and two-bedroom design floor plans, and will allow residents the opportunity to design their new apartment homes with personal touches and custom finishes. Del Webb Orlando -- Davenport, FL Del Webb Orlando is an active adult community located in the master-planned golf community of Ridgewood Lakes in Davenport, Fla. It is expected that first residents will begin moving in during the summer of 2011. Set on 20 acres, the community will offer a catered living services structure that allows residents to maintain an independent and active lifestyle even when a resident suffers from age-related memory impairment.
