Meadow View Adult Community is a new active adult community located 35 miles northwest of Boston in Pelham, N.H. It is within walking distance of medical facilities, pharmacies, shopping, banking and dining, and offers 20 condominium units. Each unit at Meadow View has one or two bedrooms, 2-1/2 baths, and a one-car garage. Other features include a covered front entrance and a deck in the backyard. Living rooms are complete with gas fireplaces in all end units. Other features include a dinette area, a custom kitchen, complete with ceramic tile flooring, cherry cabinets, granite countertops, stainless steel appliances, an over-range microwave, and an under-mounted sink. Now under construction, Spring Ridge will be an active adult community located in the rolling hills of South Washington County near Chipley, FL. Amenities planned include a first-class clubhouse and wellness center, lighted tennis courts, a resort-style pool and playground, plus active adult activities ranging from the purely relaxing to the athletically ambitious. The community is just minutes away from a championship 18-hole golf course and a county-managed, 525-acre lake brimming with bass. Phase I homesites are currently for sale, beginning at $39,900. Franciscan Vistas Ewa will have 149 one- and two-bedroom affordable rental apartments ranging in size from 530 to 750 square feet plus a 5,000-square-foot community center offering a broad range of health, recreation, social and cultural programs and activities. The apartments will be for seniors age 62 and above with households earning up to $45,660 for a family of two, or up to 60 percent of the area median income. Rents will average around $750 per month. A portion of the apartments will be made available to lower-income seniors making up to 30 percent of the area median income. Franciscan Vistas Ewa also will offer "Stay Healthy at Home," a health and wellness program of St. Francis Healthcare System that helps seniors live independently. The program provides access to a range of supportive care services, including case management, transportation, chore services, meal preparation and advance life planning. begin in late summer with initial occupancy slated for the end of this

The site plan is currently in the preliminary phase but calls for 170 single family homes, four 24-unit apartment buildings with 24 residences in each, 54 villas, and an assisted living center. The property also includes a 23-acre pond and two smaller ones. The community will offer all levels of
care on the campus, including memory care, rehabilitation and
long-term care so that if the health of a spouse changes, they can

CantaMia at Estrella -- Goodyear, AZ CantaMia, a new active adult community in the master-planned community of Estrella (Goodyear Ariz.) is under construction. It will be Estrella's first active adult neighborhood for people age 55+. Phase I will consist of more than 600 home sites with a wide selection of single-story homes ranging from approximately 1,200 to 3,000 square feet. CantaMia also plans to include its own recreation center, featuring indoor and outdoor swimming pools, a fitness center and tennis courts. The Seasons at Maplewood -- Maplewood, MN (Near Minneapolis) Construction recently began on The Seasons at Maplewood, a $30 million dollar, 150-unit senior living community that will offer a range of rental housing and supportive services for seniors, including independent living apartments with services, assisted living, and specialized memory care and care suites programmed to support individuals requiring 24 hour services. The Amsterdam at Harborside -- Port Washington, NY The Amsterdam at Harborside, the first life care community in Nassau County (Long Island, N.Y.) is now more than 50 percent complete and is on schedule to open in the fourth quarter of 2010. The six-story, $259 million community will have 229 independent living apartment homes ranging in size from 717 square feet to 2,519 square feet on its upper floors. On the lower floors will be 26 enriched-housing units ranging from 491 to 810 square feet, 56 skilled nursing units and 18 units for Alzheimer's patients. Entrance fees range from $400,000 to $2 million. Residents will have a choice of

The first homes will be ready for occupancy in early summer 2010. The community will be set on 68.5 acres, of which 50 acres will be open space. Two floor plans, ranging in size from 2,100 to nearly 4,000 square feet, are being offered. Heritage at St. Charles -- White Plains, MD The Heritage at St. Charles in White Plains, Md., is part of the master planned community of St. Charles in Charles County which is about 20 miles from Washington, D.C. Lennar Corp. is building 352 single-family homes in a development directly across the street from the Charles County Public Golf Course. St. Charles Towne Center's shops and restaurants are nearby, along with additional local shopping centers with restaurants and entertainment. Upon completion in January 2011 it will have 189 condo-style residences in a three story building. The community is the sixth built in Florida by St. Louis-based Hallmark Senior Living. It will offer independent living as well as assisted living and memory care. Apartments will be available in a variety of sizes and configurations. Most will have tiled entry foyers, granite countertops in the kitchen and baths, and spacious walk-in closets. Set on nearly 10 acres, the community will include three ponds, with the first pond nestled between the two independent living wings, featuring a landscaped walking trail. The second provides a beautiful border between The Allegro and the residential communities to the north. The third is poolside, creating a vista past a dramatic fountain to the landscaped preserve area. Amenities will include game and
activity rooms, a café and bistro, a business center and a library, a
community center for larger gatherings, a stadium style theater, the

The two-story building will have 117 apartments and underground parking for 97 vehicles. Seniors age 62 and over will pay an entrance fee that could range from $79,000 to $519,500, depending on the size of the home. The buy-in is recaptured through an agreed upon formula when the property is rented out again. Monthly service fees, which could range from $2,195 to $5,376, are charged for such services that include 21 meal credits per month for on-site dining, weekly housekeeping, 24-hour security, concierge, studio for arts and crafts, basic utilities, maintenance, wellness programs and transportation services. Amenities include a library, business
center, movie theater, fitness center, salon, activity rooms and day
spa; food and beverage areas that include fine dining in the main
building and al fresco and garden dining; landscaped grounds and a
courtyard with a swimming pool, 18-hole putting green, bocce courts

The neighborhoods contain casitas, duplexes and more intimate buildings housing between 12-20 apartments. In the main community there are 103 apartments and a wide variety of on-site amenities including a spa and exercise facilities, indoor and outdoor swimming pools, a movie theater, a cocktail lounge, a wine cave, a business center, a wellness center, a community garden, a library, two pet parks, an art studio, bank branch, country store, salon and spa, an art studio and card rooms. On-site there is also an assisted living building, Villa Capri, for seniors who may need more care later in life. Entrance fees, which are 90 percent refundable when residents move out, begin at $345,000 peaking at $1.3 million. The Cardinal at North Hills -- Raleigh, NC Ground could be broken next April on the 202-unit, $150 million Cardinal at North Hills continuing care retirement community. The community would include a 15-bed skilled nursing facility and 45 assisted living units. The Cardinal features luxury independent living residences with variety of one- and two-bedroom floor plans. It is located in Raleigh's thriving North Hills area which is home to upscale residences, retail, dining and entertainment. Located in part of the community will be a 20,000 square foot wellness and fitness center run by Duke Raleigh Hospital. It would be open to the public and include a pool, fitness equipment and rehabilitation along with programs for cardiac and pulmonary rehabilitation, physical therapy, nutrition, weights and exercise. The residences range in size from just under 900 square feet to almost 2,500 square feet. There are two sides to the community. One side will be L-shaped and have seven stories; the other side will be rectangular and have six stories. Each unit will have a balcony or terrace. The entrance fee for a unit ranges from
$367,000 to $1.15 million, depending on its size and is 90% refundable
