Club at Pleasant Creek -- Sagewood, a new continuing care retirement community (CCRC) under construction, is located on 85 acres in Northeast Phoenix, Ariz. The $283 million complex will feature a range of living options designed to fit the particular lifestyle needs and desires of its residents. It offers a variety of detached casitas and villas at the community's outer boundaries, or spacious lofts or apartment-style homes in a variety of styles and floor plans nearer to the center of the campus. Selections include residences with one- to two-bedrooms, an optional den, roomy patios or balconies, and underground or garage parking. As a CCRC, Sagewood provides long-term care options to its residents through its life care program, which offers assisted living, memory care and nursing care services in private suites. Groundbreaking occurred in October 2007 after I-A - featuring 181 casitas, villas, lofts and apartment homes ranging from 760 to 2,350 square feet - were 90 percent sold. Phase 1-B consists of 113 homes. Aside from the residences, Phase I will include much of the campus's main infrastructure. There will be four main buildings, which all have below-grade parking and will be four levels above ground. Those buildings will provide community center common space and wellness facilities." Phase I-C will include a three-story healthcare center providing assisted living, memory care and skilled nursing services. Phase II is slated to include a practice golf putting and chipping course, a 400-plus-seat auditorium with stage and sound system, additional guest rooms, additional private suites for assisted living, skilled nursing and memory care, and a second dining area. Future phases could include additional
dining venues with lounges and themed kitchens; additional guest
rooms; a satellite clubhouse with an outdoor pool, lounge, meeting and

additional game and card rooms; and an assisted living center

Construction is currently underway at Chapelwood, a distinctive active adult (55+) community of single family one level homes designed specifically to meet the needs of the active adult lifestyle. Villages at Edgewood -- North Andover, MA Edgewood Retirement Community in North Andover, Mass., a continuing care retirement community, has opened on campus its new single-family homes called the Villages at Edgewood The new residences are currently being sold and will be ready for occupancy this Fall. Home buyers will have access to life-long health care access and receive a 90% return on initial investment. Edgewood is the first and only property managed by Life Care Services in the Merrimac Valley and all of Massachusetts. Redevelopment plans call for transforming the property into a luxury market-rate, independent living facility for retirees and active older adults. The cost of the project is $30 million. Company president David Bryant reports that the rental homes will have studio and one- and two-bedroom facilities and will be the first property of its type to be offered in the Columbia city center. Monthly rental rates will range from $1,100 to $2,300, exclusive of meals. The property is located across from a branch post office and within several blocks of almost every denomination church, restaurants, Palmetto Health Baptist Hospital, the library and several museums. Numerous amenities will be offered on-site, including 24-hour front desk coverage and security, dietary services, full-service meals, maid and linen service, massage therapy, beauty salon and barber shop, pedicures and manicures, and exercise and yoga classes. High Acres at Seneca Lake -- Geneva, NY High Acres at Seneca Lake recently received approval from New York State to develop a new senior living community in Geneva, N.Y. Located near the scenic shores of Seneca Lake, it is now accepting deposits from those who have expressed an interest in the maintenance-free community that will offer independent living with access to on-site assisted living, The community offers a refundable entrance fee and has the backing of the region's leading health care provider, Finger Lakes Health. Bentley Commons at Staunton -- Staunton, VA After more than a year of construction, Bentley Commons opened its doors last month enabling the first three residents to move in. It is a 108 unit independent living facility where residents age 55 and up pay a monthly fee and can leave on 30 days notice. The community is owned by Long Island-based Kaplan Development Group which has four other similar facilities on the East Coast. Monthly fees range from $1,550 for a 386-square-foot studio apartment to $3,500 for an 892-square-foot two-bedroom apartment. All utilities, except phone, are included in the monthly fee. Set on 78 wooded acres near Reading's Flying Hills neighborhood, this continuing care retirement community has been designed to allow seniors to live in a maintenance-free apartment or villa that ranges in size from 900 to 1,800 square feet. The community, which cost $158 million, will initially have 196 units under Phase One. When construction if finished, there will be between 500-600 units. There are 25 floor plans to choose from. The Club at Pleasant Creek -- Thompson's Station, TN Construction is expected to begin in the next few months on The Club at Pleasant Creek, a resort-style community located on 250 acres in Thompson's Station, Tenn. This active adult community will include five different types of housing, some office and retail space, and many amenities. The homes will range from single-family cottages to coach homes with private entries to assisted living. Residents will have the option of owning their own house or condo but there will be apartments for rent. Assisted living and memory care will be available in the community. A total of 880 units of housing are planned. The single family homes will range in size from1,500 to 2,500 square feet. Most will be three-bedroom, two-bath single-story homes. The community will have a Welcome Village that will include a restaurant, a gourmet takeout market, a sales and design center, some gift shops, outdoor seating and tables. The Village Green will have a chapel and meeting center, a wellness and swimming center, a spa and salon, a bistro, a business center with office space, a gallery, some shops and a band shell for outdoor concerts or theatrical performances.
